The following information provides you about the JTC houses for Rent and the JTC house transferral.

JTC is Singapore's industrial real estate solutions and service provider.
JTC corporation offers houses and apartments in singapore for rent specially for foreign talents.
It is under Scheme for Housing of Foreign Talent (SHiFT) plan.

Basically JTC houses or apartments are totaly unfurnished houses with no furniture.
The tanants who are willing to take for rent must arrange for it.

 

How to search and apply for JTC houses:
click and select 'availability for rent', there will be listed with avaible apartments
if has any vacant. Select the suitable ones for you, contact <JTC Office> for further action.

Note: Its not possible to have prior look of the house or apartment till you confirm w.r.t JTC.
But now JTC is providing an option,by paying a certain fees.

After JTC house Chosen:
-Once JTC house is registered to your name, you need to apply for SP services(PUB) for
 Gas, water and electricity. JTC provides a letter with which you can either fax or apply to SP Service.
-If you are going to have TV,need to pay annual fees for TV license to MDA(Media Development Authority).

JTC Transferral:
Its possible that existing tenants can transfer the JTC unit to anyother person.
-In this option, both the existing tenants and new tenant should approach to the JTC office and apply
for transfer. JTC decides and sends the approval letter stating the acceptance of transfer within
5 working days to both parties.
-The rent for the new tenant is decided by JTC corporation as per market conditions,but NOT based on
 existing tenent's rent.
-In the approval letter of acceptance of tranfer, the new tenant will be informed about the rent
 and further documents that need to be furnished.
-Once received the approval forms, the new & existing tenants should contact JTC, the new tenant has to
 pay the one month's rent as deposit and the following month's rent in advance.

Tenancy agreement: 
The JTC offers the house for rent for the contract period of 2 years. within which
the rent is fixed irrespective of market conditions. The rent may subject to change upon renewal.
The existing tenants can terminate the contract by giving one calender month notice.For transferal
case, the new tenant can occupy once the existing tenant served the notice period.

Eligibility:
-The tenant must be a PR or EP or S- pass holder with basic monthly income more than S$2500.

Monetary Requisities:
-JTC Adminstration fee,non Refundable - $200+
-1month rent deposit(refundable)+1 month rent in advance
-JTC expects the money to be paid by Bank Cashier order
-SP services deposit-$200(for EP holders) or $100 for PR
-TV license per annum,pay to MDA-$100+

Documents Needed:
-Copy of Passport and Work permit(EP or S pass,PR).
-Latest Bank statement
-Company letter head letter furnishing about the salary and date joined.
-Passport size photos-4

Subletting the house:
-JTC strictly rulesout the subletting of whole JTC unit.If found, the tenant may need to face penalties.
-Subletting the master/common rooms possible with main tenants staying in one of the rooms.
-The co-occupier of the room must be either PR or EP/S-Pass with monthly basic salary more than S$2500
-The main tenant should inform the JTC and regsiter the co-occupier's name in prior before joining into house.
-The co-occupier must furnish the same above set of documents to JTC in person before join.
